PRE-TENANCY FEES (ALL SERVICE LEVELS)

Arranging and facilitating statutory compliance (this is in addition to the costs of the item itself) if not provided on instruction or undertaken by the landlord:

  • Handling local authority licensing application £120 (VAT not appl) per tenancy
  • Visual check in compliance with the Homes Act 2018 on the first day of the tenancy £68 (VAT not appl) per tenancy
START OF TENANCY FEES

Set-up Fees:

  • Platinum (Full Management): £350 + 15% Management (VAT not appl) per tenancy
  • Gold (Full Management): £350 + 12% Management (VAT not appl) per tenancy
  • Silver (Rent Collect): £350 + 10% Rent Collection (VAT not appl) per tenancy
  • Bronze (Let Only): One months rent subject to a minimum charge of £450 (VAT not appl) per tenancy

The above includes referencing for up to two tenants (ID checks, Right-to-Rent check, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the signing of the tenancy agreement.

Deposit Registration Fees (where collected): £60 (VAT not appl) per tenancy. Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of the tenancy start date.

Landlord Withdrawal Fees (before move-in): £75 (VAT not appl) per tenancy. To cover the costs associated with the marketing, advertising and tenancy set-up should the landlord withdraw from the tenancy before it has started.

OPTIONAL - Rent Protection (12 months):

  • Nil Excess: £115 (VAT not appl).  Rental income protection, up to £100,000 legal expenses cover, section notices issued, legal advice helpline, no excess on rent protection payment, chasing rent arrears
  • Nil Excess + Vacant Possession: £125 (VAT not appl).  Rental income protection, up to £100,000 legal expenses cover, section notices issued, legal advice helpline, no excess on rent protection payment, chasing rent arrears and 75% of rental income for a maximum of 2 months following the eviction of tenant(s).
DURING TENANCY FEES

Additional Property Visits: £45 (VAT not appl) per visit.  Should the landlord request property visits in addition to those within their existing Terms of Business, this covers the costs of attending the property. 

Rent Review Fees: £60 (VAT not appl) per tenancy.  Review rent in accordance with current prevailing market conditions and advise the landlord, negotiate with the tenant(s), direct tenant(s) to make payment change as appropriate, update the tenancy agreement and serve a Section 13 Notice if the tenancy is on a periodic basis.

Renewal Fees: £60 (VAT not appl) per tenancy.  Contract negotiation, amending and updating terms and arranging for the signing of a further tenancy agreement.

Right-to-Rent Follow-Up Check: £30 (VAT not appl) per check.  Undertaking a repeat check in person on a time-limited visa in accordance with the Immigration Acts 2014 and 2016. Notifying the Home Office should an illegal overstayer be identified. This does not apply to a Tenant-Find service.

Landlord Withdrawal Fees (during tenancy): 3 months management fees & £100 admin fee (VAT not appl) per tenancy. To cover the costs associated with advising the tenant on the change and the position of the security deposit, transferring the security deposit to the landlord or new agent, notifying all utility providers and local authority (where necessary) and returning all relevant documents held by the agent to the landlord. This does not apply to a Tenant-Find service.

Arrangement Fees for works over £1,000: 5% of net cost (VAT not appl). Arranging access and assessing the costs with any contractors, ensuring work has been carried out in accordance with the Specification of Works and retaining any resulting warranty or guarantee. Fully Managed (Platinum & Gold) services only.

Accompanied Council Inspections: £45 (VAT not appl).  To attend property when council inspect property and request Landlord/Agent to be present following complaint from Tenant.

END OF TENANCY FEES

Fees for the preparation and service of Legal Notices (Section 8 or Section 21): £60 (VAT not appl) per Notice.

Tenant Move-out & Inventory Check Fees: £68 (VAT not appl) per tenancy.  Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit.

Deposit Release: £60 (VAT not appl). Administration involved in the tenancy deposit legislation in order to release the deposit. Silver and Bronze services only.

Tenancy Dispute Fee: £120 (VAT not appl) per tenancy.  The costs associated with the preparation of all evidence and submitting the case to the tenancy deposit scheme as well as dealing with all correspondence relating to the dispute. This only applies where the agent has protected the deposit.

Court Attendance Fees: £45 (VAT not appl) per hour.

FINANCIAL CHARGES

Interest on Unpaid Commission: 3% above the Bank of England Base Rate from Due Date until paid.

Submission of Non-Resident Landlords receipts to HMRC: £30 (VAT not appl) quarterly. To remit and balance the financial Return to HMRC on both a quarterly and annual basis.

Fees for providing an Annual Income and Expenditure Schedule: £50 (VAT not appl) annually.

OTHER FEES AND CHARGES

Obtaining more than two contractor quotes: £20 (VAT not appl) per quote. Fully Managed (Platinum & Gold) services only. 

Insurance Claim Handling Fee: 10% (VAT not appl) of invoice.

Void Property Inspection Fees: £35 (VAT not appl) per visit.  To cover the costs associated with visiting the property to undertake visuals checks on the inside and outside at a frequency mutually agreed with the landlord.

Management Take-over Fees: £120 (VAT not appl) per tenancy.  To cover the costs associated with taking over the management of an ongoing tenancy, ensuring all statutory compliance has been undertaken, confirming everything under “Set-up Fees” above, receiving and protecting the security deposit and providing all necessary legal documentation to the tenant.

Arrangement Fees for refurbishments over £1,000: 10 % of net cost (VAT not appl). Arranging access and assessing the costs with any contractors, ensuring work has been carried out in accordance with the Specification of Works and forwarding any resulting warranty or guarantee. Silver & Bronze services only.

Professional Hourly Rate: £45 (VAT not appl) per hour.

Redirection of Mail Overseas: Cost of post.

Duplication & Testing of Keys: £10 (VAT not appl) + cost of keys.

Additional Paper Copies of Documents: £5 (VAT not appl) per request.

THIRD PARTY CHARGES

If not provided on instruction or undertaken by the landlord:

Energy Performance Certificate (EPC): £60 (inc VAT) per tenancy.

Gas Safety Certificate (GSR): £60 (inc. VAT) per tenancy.

Inventory & Schedule of Condition Report: £66 (inc VAT) per tenancy.

Legionella Risk Assessment: £48 (inc. VAT) per tenancy

Installing Smoke alarms and Carbon Monoxide Detectors: £45 (inc. VAT) per unit.

Electrical Installation Condition Report (EICR):  See schedule below. Dependant on  the number of bedrooms and/or size of the property (all inc. VAT) per tenancy.

  • Studio flat £80
  • 1 Bedroom property £90
  • 2 - 3 Bedroom property £100-£120
  • 4 Bedroom property £120-£140
  • Anything above a 4 bedroom would require a visit to provide a quote based upon a visual.

Portable Appliance Testing (PAT): (inc. VAT) per tenancy.

  • £73 up to 5 items
  • £83 up to 10 items
