In the interest of transparency, please find below a list of our Landlords Fees Schedule.  Arranging and facilitating statutory compliance (this is in addition to the costs of the item itself) if not provided on instruction or undertaken by the landlord.  All fees are inclusive of VAT.

PRE-TENANCY FEES (ALL SERVICE LEVELS)

Professional Enhanced Photography & Aerial Photography (where appropriate)*: £120 (£100+VAT) per property, included with the Platinum service.  Instructing a professional photographer for marketing images internally and externally.  Aerial photography available dependant on property.

Floorplan with Listing*: £72 (£60+VAT) per property, included with the Platinum service.  Digital floorplan of property to enhance marketing.

Supporting Local Authority Licence Application: £144 (£100+VAT) per tenancy.  To cover the costs associated with supporting the landlord with an application where the property falls within an area that is subject to Selective Licencing.

Pre-letting Regulation Check (in compliance with the Homes Act 2018):  Visual Check, in compliance with the Homes Act 2018, prior to the marketing of the property.

  • Silver & Bronze Service: £81.60 (£68+VAT) per tenancy
START OF TENANCY FEES

Set-up Fees:

  • Platinum (Full Management): £474 (£395+VAT) + 21.6% (18%+VAT) Property Management per tenancy
  • Gold (Full Management): £474 (£395+VAT) + 18% (15%+VAT) Property Management per tenancy
  • Silver (Rent Collect): £474 (£395+VAT) + 14.4% (12%+VAT) Rent Collection per tenancy
  • Bronze (Let Only): One months rent + VAT subject to a minimum charge of £660 (£550+VAT) per tenancy

The above includes Marketing of the property, erecting 'To Let' board, maintaining tenant enquiries, conducting accompanied viewings, referencing for up to two tenants (ID checks, Right-to-Rent check, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the signing of the tenancy agreement.

Inventory & Schedule of Condition Report*:  Full detailed report of the property internally and externally with colour photographs.

  • Platinum Service: Included within service
  • Gold Service: £79.20 (£66+VAT) per tenancy
  • Silver & Bronze Service: £120 (£100+VAT) per tenancy

Legionella Risk Assessment: £57.60 (£48+VAT) per property, valid for 2 years.  Full detailed report ensuring the landlord is compliant with the Health & Safety Executive form ACOP L8.

Landlord Withdrawal (before commencement of tenancy): £90 (£75+VAT) per tenancy. To cover the costs associated with a tenant application and referencing should the landlord reject/decline an application after processing where the applicant is not at fault.

OPTIONAL - Rent Protection (12 months):

  • Nil Excess: Subject to Quotation.  Rental income protection, up to £100,000 legal expenses cover, section notices issued, legal advice helpline, no excess on rent protection payment, chasing rent arrears
  • Nil Excess + Vacant Possession: Subject to Quotation.  Rental income protection, up to £100,000 legal expenses cover, section notices issued, legal advice helpline, no excess on rent protection payment, chasing rent arrears and 75% of rental income for a maximum of 2 months following the eviction of tenant(s).
DURING TENANCY FEES

Additional Property Visits: £54 (£45+VAT) per visit.  Should the landlord request property visits in addition to those within their existing Terms of Business, this covers the costs of attending the property. 

Rent Review Fee: £72 (£60+VAT) per tenancy, Included with the Platinum service.  Review rent in accordance with current prevailing market conditions and advise the landlord, negotiate with the tenant(s), direct tenant(s) to make payment change as appropriate, update the tenancy agreement and serve a Section 13 Notice where required.

Renewal Fee: £72 (£60+VAT) per tenancy, Included with the Platinum service.  Contract negotiation, amending and updating terms and arranging for the signing of a further tenancy agreement.

Right-to-Rent Follow-Up Check: £60 (£50+VAT) per check, Included with the Platinum service.  Undertaking a repeat check in person on a time-limited visa in accordance with the Immigration Acts 2014 and 2016. Notifying the Home Office should an illegal overstayer be identified. 

Landlord Termination Fee (during tenancy): One month's rent + VAT (equivalent to the prevailing Bronze Let Only fee) per tenancy. To cover the costs associated with advising the tenant on the change and the position of the security deposit, transferring the security deposit to the landlord or new agent, notifying all utility providers and local authority (where necessary) and returning all relevant documents held by the agent to the landlord. 

Arrangement Fees for works over £1,000: 6% (5%+VAT) of net cost of works. Arranging access and assessing the costs with any contractors, ensuring work has been carried out in accordance with the Specification of Works and retaining any resulting warranty or guarantee. Fully Managed (Platinum & Gold) services only.

Accompanied Council Inspections: £54 (£45+VAT) per hour.  To attend property when council inspect property and request Landlord/Agent to be present following complaint from Tenant.

END OF TENANCY FEES

Tenant Move-out & Inventory Check Fee: £180 (£150+VAT) per tenancy, included with the Platinum & Gold service.  Attending the property to undertake an updated Schedule of Condition based on the original inventory and providing the landlord with a detailed report and photographs.

Tenancy Dispute Fee: £144 (£120+VAT) per tenancy, included with the Platinum service.  The costs associated with the preparation of all evidence and submitting the case to the tenancy deposit scheme as well as dealing with all correspondence relating to the dispute. This only applies where the agent has protected the deposit.

Preparation and Service of Legal Notices (Section 8 or Section 21): £72 (£60+VAT) per notice, included with the Platinum service.

Preparation of Evidence and Documents for Legal Proceedings: £144 (£120+VAT) per tenancy, Included with the Platinum Service.  The costs associated with the preparation of all evidence and documents required for legal proceedings.

Attending Legal Proceedings: £54 (£45+VAT) per hour.  Where an employee of the agent is required to attend court.

FINANCIAL CHARGES

Interest on Unpaid Commission: 3.6% (3%+VAT) above the Bank of England Base Rate from Due Date until paid.

Administration of Non-Resident Landlords receipts to HMRC: £36 (£30+VAT) quarterly, included with the Platinum service. Submission on non-residents landlord receipts to HMRC.  To remit and balance the financial Return to HMRC on both a quarterly and annual basis.

Annual Income and Expenditure Schedule: £60 (£50+VAT) annually, included with the Platinum service. The landlord automatically receives a free detailed monthly statement, this is in addition to the monthly statement.

OTHER FEES AND CHARGES

Obtaining more than two contractor quotes: £24 (£20+VAT) per job. Where we have already provided two quotations  and further quotation is requested.

Insurance Claim Handling Fee: 12% (10%+VAT) of the claim. Where the landlord requests the agent to handle the claim on their behalf.

Void Property Inspection Fee: £42 (£35+VAT) per visit, 2 FOC included with the Platinum Service.  To cover the costs associated with visiting the property to undertake visuals checks internally and externally at a frequency mutually agreed with the landlord.

Arrangement Fee for Maintenance in Void Periods: 12% (10%+VAT) of cost of works, included within Platinum Service.  Arranging access and assessing costs with any contractors, ensuring work has been carried out in accordance with the Specification of Works and forwarding and resulting warranty or guarantee.

Management Take-over Fee: £360 (£300+VAT) per tenancy, included with the Platinum service.  To cover the costs associated with taking over the management of an ongoing tenancy, ensuring all statutory compliance has been undertaken, confirming everything under “Set-up Fees” above, receiving and protecting the security deposit and providing all necessary legal documentation to the tenant.

Professional Hourly Rate: £54 (£45+VAT) per hour. To be used where the agent has performed duties outside that of the standard management of the property and where a specific fee cannot be applied.

Collection & Redirection of Mail (UK & Overseas): £30 (£25+VAT) administration fee plus cost of post.

Duplication & Testing of Keys: £30 (£25+VAT) administration fee plus cost of keys.

Additional Paper Copies of Documents/Statements: £30 (£25+VAT) administration fee per request plus cost of postage. Where the landlord has previously been issued the requested documents.

Additional Electronic Copies of Documents/Statements: £6 (£5+VAT) administration fee per request.  Where the landlord has previously been issued the requested documents.

THIRD PARTY CHARGES

If not provided on instruction or undertaken by the landlord:

Energy Performance Certificate (EPC)*: £60 per property. Valid for 10 years. Please note the supplier is not currently VAT registered.

Gas Safety Certificate (GSR)*: £66 per property. Valid for 1 year.  Please note the supplier is not currently VAT registered.

Electrical Installation Condition Report (EICR)*:  See schedule below. Dependant on  the number of bedrooms and/or size of the property (all incl VAT) per property.

  • 1 Bedroom property £90
  • 2 - 3 Bedroom property £100-£120
  • 4 Bedroom property £120-£140
  • Anything above a 4 bedroom would require a visit to provide a quote based upon a visual.

Portable Appliance Testing (PAT)*: (inc. VAT) per tenancy.
